The Role
As Property Manager, you will oversee the day-to-day performance of an assigned residential portfolio. Your responsibilities will include resident relations, leasing support, building operations, financial administration, maintenance coordination and team leadership.
In simple terms, you will help make sure the properties are well managed, residents feel supported and the portfolio meets its operational and financial goals.
What You Will Be DoingProperty Operations and Leadership
Oversee the daily operations of the assigned portfolio
Make sure properties are clean, safe, organized and well maintained
Work closely with maintenance teams, contractors and service providers
Set clear expectations and follow up to make sure work is completed properly
Support a culture of professionalism, accountability and strong customer service
Resident Relations
Build positive and professional relationships with residents
Respond to questions and concerns in a timely and respectful way
Handle difficult situations calmly, fairly and with good judgment
Keep residents informed and make sure communication does not fall through the cracks
Leasing and Occupancy
Work with the leasing team to maintain strong occupancy
Support renewals, move-ins, move-outs and suite turnover planning
Review portfolio activity and identify opportunities to improve performance
Help reduce vacancy and create a smooth rental experience for new and existing residents
Financial Administration
Assist with annual operating budgets and expense tracking
Review financial reports, occupancy results and operating costs
Manage the accounts receivable process from beginning to end
Follow company policies and Manitoba residential tenancy legislation
Identify concerns early and take practical steps to address them
Maintenance and Compliance
Conduct regular property and suite inspections
Coordinate preventive maintenance, repairs and capital projects
Monitor the quality and completion of contractor work
Make sure properties meet safety requirements, company standards and applicable legislation
