About the Role
We are looking for a responsible, organized, and service-oriented Residential Property Manager to manage a portfolio of rental properties in Edmonton.
This position involves both long-term rentals and short-term rentals, including Airbnb. The successful candidate will manage the day-to-day leasing process, communicate with tenants and guests, coordinate property maintenance, and help maintain strong occupancy and rental performance.
Key Responsibilities
Advertise available rental properties and respond promptly to rental inquiries
Schedule and conduct property showings
Screen prospective tenants and collect required application documents
Prepare and coordinate rental agreements, renewals, move-ins, and move-outs
Communicate with tenants regarding rent, property rules, maintenance requests, and other tenancy matters
Collect and track rent, security deposits, and other property-related payments
Conduct move-in, move-out, and routine property inspections
Prepare inspection reports and maintain accurate property records
Coordinate repairs, maintenance, cleaning, and contractor access
Respond promptly to urgent maintenance issues and emergencies
Manage Airbnb reservations, guest communication, check-in and check-out coordination, cleaning, and property turnover
Monitor occupancy, rental income, and property performance
Provide regular updates and reports to the company
Maintain positive relationships with property owners, tenants, guests, contractors, and service providers
Follow company procedures and applicable Alberta tenancy and property-management requirements
Qualifications
Previous experience in residential property management, leasing, hospitality, Airbnb management, or a related field is preferred
Strong communication and customer-service skills
Excellent organization, follow-up, and time-management abilities
Able to work independently and manage multiple properties and priorities
Comfortable handling tenant concerns and resolving problems professionally
