AspirePeak Properties Ltd., a licensed and rapidly growing property management brokerage, is seeking 2 part time Licensed Property Managers to join our team in Edmonton and surrounding areas.

Education and Licensing Requirements
MUST have a valid RECA License in Property Management.
A valid driver’s license and access to a reliable vehicle.
Key Responsibilities
As a Licensed Property Manager, you will oversee all aspects of leasing and property management, including but not limited to:
Meet with prospective landlords to provide rental evaluations and explain AspirePeak Properties’ services.
Convert office-generated leads into long-term management clients by signing prospective landlords onto their appropriate management agreement.
Create compelling advertising descriptions for available properties.
Create social media stories to help entice prospective clients to book a showing
Respond to landlord and tenant inquiries with urgency, clarity, and professionalism
Pre-qualify prospective tenants and guide them through the application process.
Conduct property showings with potential tenants.
Review tenant applications (including credit, background checks, document verification and landlord reference checks)
Draft and sign lease agreements with tenants.
Maintain accurate records, notes, and communication in Rent Manager and related systems
Conduct property inspections, including move-in, move-out, and midterm inspections, with detailed documentation and photos.
Perform routine common area property inspections to ensure proper maintenance and identify potential issues. This includes documenting your visits in Rent Manager's app.
Attend new build possession walkthroughs, warranty inspections and coordinate trade day access for different builders
Coordinate access to Tenant, Landlord and Maintenance Portals
Support the maintenance team on any outstanding maintenance tickets or quoting required for projects.
Communicate via email, phone and text with property owners and tenants to address concerns, provide updates, and maintain strong relationships.
Collect outstanding or late rent which may include following up with the tenant, sending an eviction notice, making a payment plan and/or following through with an RTDRS court scheduling and lockout.
Skills and Qualifications
Minimum 1 years of experience in Condominium Management or Rental Management in Alberta.
