ABOUT LANDBANK DEVELOPMENTS
LandBank Developments is a Calgary-based real estate development and management company focused on building and operating high-quality commercial properties across the city. We take a hands-on, relationship-driven approach to property management, working closely with tenants, contractors and the community to keep our commercial assets vibrant and well run.
THE ROLE
We are looking for a Commercial Property Manager to own the day-to-day operations of our retail portfolio in Calgary — tenant relationships, building operations, budgets and leasing coordination. It is a strong fit for someone who likes being on-site, solving problems in real time, and building long-term relationships with tenants.
KEY RESPONSIBILITIES
Manage the day-to-day operations of a portfolio of retail commercial properties, keeping them well-maintained, safe and compliant with applicable codes and regulations.
Serve as the primary point of contact for tenants — addressing concerns, coordinating repairs and maintaining strong, professional relationships.
Develop and manage annual operating budgets, including CAM reconciliations, CPI and rent escalations, and recoveries, and monitor actuals against budget through the year.
Oversee vendor and contractor relationships, including sourcing, negotiating and managing service agreements for maintenance, landscaping, security and janitorial.
Conduct regular property inspections to identify and resolve maintenance issues before they escalate.
Review and administer lease agreements, ensuring tenant compliance with lease terms and timely rent collection.
Track key lease dates, renewal deadlines, and tenant and vendor certificates of insurance.
Prepare monthly and quarterly reporting for ownership, including budget variance analysis, property performance and capital project updates.
Manage capital improvement and repair projects from planning through completion.
Maintain emergency preparedness and life-safety systems, including fire and evacuation plans, in line with local codes.
Ensure properties meet all health, safety, fire code and municipal bylaw requirements.
WHAT WE'RE LOOKING FOR
Minimum 3-5 years of commercial property management experience; retail property experience is a strong plus.
Working knowledge of commercial lease structures, CAM reconciliations, escalations and recoveries, and operating budgets.
Familiarity with Alberta commercial tenancy and property law, municipal bylaws, and Occupational Health and Safety Act standards is an asset.
Strong communication and relationship-management skills, with the ability to work effectively with tenants, contractors and ownership.
Comfortable managing multiple properties and priorities at once, with strong analytical and organizational skills.
Sound judgment and problem-solving ability, particularly on on-site issues that need a quick, practical response.
