Property Manager — Edmonton, AB

Full-Time | On-Site / Field-Based | Growing Residential Portfolio

About the Role

Alture Properties is hiring an experienced, full-time Property Manager to oversee day-to-day operations for a growing residential rental portfolio in the Edmonton area. This is a hands-on role that blends field work — inspections, showings, contractor coordination — with the operational responsibilities of full-cycle property management: leasing, tenant relations, maintenance oversight, financial reporting, and compliance with Alberta’s Residential Tenancies Act (RTA).

You’ll work closely with the ownership/leadership team and have real input into how the portfolio is run as it scales. This role is ideal for a seasoned property manager who wants ownership over their market, with a clear path to take on additional responsibility as the portfolio grows.

Key ResponsibilitiesLeasing & Tenant Relations

Market vacant units, coordinate and conduct showings with prospective tenants
Screen applicants, verify references, income, and credit, and prepare lease agreements
Manage move-in / move-out coordination and lease renewals
Serve as the primary point of contact for tenant questions, concerns, and service requests
Handle tenant communications and notices in accordance with the Alberta Residential Tenancies Act (RTA)
Property Inspections & Unit Turnovers

Attend newly acquired properties to document condition with notes and photos
Conduct move-in and move-out inspections using standardized inspection forms
Perform periodic inspections to confirm property condition and lease compliance
Identify and report maintenance concerns, deficiencies, or irregularities
Coordinate unit turnovers to minimize vacancy time between tenants
Maintenance & Contractor Coordination

Source, coordinate, and manage trades, vendors, contractors, and service providers
Meet contractors on-site for access, scope confirmation, and quality control
Track maintenance requests through to completion with clear documentation and photos
Manage maintenance budgets and obtain quotes for larger repair or capital projects
Respond to and triage maintenance emergencies, including after-hours when required
General On-Site & Field Tasks

Deliver notices to tenants as required under the RTA
Arrange key cutting, lock changes, and lockbox coordination
Meet vendors, utility providers, or inspectors on-site as needed
Place or remove signage for vacant units
Perform other in-person tasks requiring a local Edmonton presence
Routine site visits for maintenance and improvements
Oversee warranty items and maintenance/improvement projects
Standard Operating Procedures (SOPs)

Create, document, and maintain SOPs for all key property management
