Real Estate Development Specialist
Job Description
Responsibilities
Essential Job Function / Responsibilities:
Assist the Director of Development Services with feasibility analysis for prospective development opportunities.
Assist the Director of Development Services with completion of LIHTC and AHP applications by completing assigned duties per the application checklists for each development.
Assist the Director of Development Services with creating and managing development proformas and financial models for funding applications through financial closings.
Assist with funding applications with NeighborWorks America, local governments, and other funders.
Assist with obtaining information related to land use planning, permitting, zoning, and inspections.
Research Qualified Allocation Plans for Ohio and other states.
Assist with the completion of the annual CHDO application required by the Ohio Housing Finance Agency.
Prepare Experience and Capacity documentation required by the Ohio Housing Finance Agency.
Coordinate local agency approvals.
Prepare written report materials and grant applications.
Populate due diligence checklist items required by the investor and lender(s) for financial closings.
Prepare and submit Quarterly Construction Monitoring reports required by the Ohio Housing Finance Agency.
Assist the Director of Development Services with permanent loan conversions.
Assist the Director of Development with the selling of our lease-purchase single family homes to current residents following the completion of the initial 15-year compliance period.
Qualifications:
3+ years of experience in affordable/real estate development, asset management and/or financing of multifamily housing is preferred.
3+ years of efficient working knowledge of Word, Excel, e-mail and other business and communication software.
Bachelor’s degree in real estate development, Accounting, Finance or Business Administration preferred.
Experience managing and negotiating facilities-related contracts preferred.

Experienced with and ability to us MS Word, Excel, and other software used by St. Mary.
Physical Requirements:
Must be able to perform the essential functions of this position with or without reasonable accommodation:
Local Travel: Regular local travel is required, periodically. Must be able to transport self to post office, local business, properties and meetings at a variety of locations in the greater Dayton area, sometimes with little notice, to serve the needs of our residents and the business.
Out of State Travel: Annual/bi-annual non-local (more than 2 hours away from corporate office) and out of state travel is required. Must be able to arrange travel needs (rental car, airfare, lodging, etc.) to transport self to properties and meetings. Most visits are arranged with at least 48-hour notice to meet the needs of our residents and the business.
Scheduling Flexibility: May occasionally be required to work up to 50 hours per week, including evenings.
Driving: Must have your own vehicle and be able to drive to housing properties and meetings, when needed.
Frequent standing, walking and sitting are required.
Frequent talking and hearing, expressing and exchanging ideas is required.
Clarity of vision from 20 inches to 20 feet or more is frequently required.
Frequent use of work-related tools, being able to fully utilize a computer, printer, facsimile, and scanner is required.
Occasional lifting/carrying, raising/lowering an object from one level to another up to 15 lbs. is required.
Environmental Conditions:
Work is generally performed in an office environment with adequate lighting and controlled temperature – frequently.
Travel Requirements:
Work will include minimal travel within the housing communities of St. Mary Development Corporation. Annual conferences and/or trainings may be offered, most are optional.

Pay: $60,000.00 - $70,000.00 per year
