Job Overview
Sontra Property Management is hiring an experienced, hands-on Maintenance Technician / Handyman to keep our Evansville rental properties in excellent condition. We want someone who has actually worked on multifamily apartments and/or single-family rentals, can diagnose a problem and fix it right the first time, and doesn't need hand-holding to figure out the best solution.
This is a role for a true problem-solver. You'll handle a wide range of repairs and turnovers, work independently, and take ownership of getting things done safely, cleanly, and on time. This is a part-time, W-2 employee position.
What you'll do (typical tasks)
Water heaters — repair and full replacement, plus troubleshooting no-hot-water calls
Plumbing — faucets, toilets, garbage disposals, sink and drain clearing, leak repairs, shut-off and supply valves, P-traps, tub/shower fixtures
Electrical (basic) — outlets, light switches, GFCIs, light fixtures, ceiling fans, resetting breakers, and diagnosing simple electrical issues
HVAC (basic) — filter changes, thermostat replacement, and minor troubleshooting (EPA/HVAC certification a plus for refrigerant work)
Appliances — troubleshoot, repair, and install ranges, refrigerators, dishwashers, disposals, and washers/dryers
Drywall & paint — patching, texturing, and painting walls and ceilings
Doors, locks & windows — hinges, handles, locks/rekeys, weatherstripping, screens, blinds, and window hardware
Flooring — repair and replace vinyl/LVP, laminate, tile, and handle carpet transitions
Carpentry & fixtures — trim, cabinets, countertops, shelving, and general handyman repairs
Caulking, grout & tile — tubs, showers, backsplashes, and wet-area sealing
Make-ready / unit turns — get vacant units rent-ready between residents (clean punch-list work, repairs, touch-ups)
Preventive maintenance — inspect and service units and common areas to catch issues early
Exterior & general — minor gutter, fence/gate, and grounds-related repairs as needed
What we're looking for
Proven hands-on experience maintaining multifamily apartments or single-family rental properties
Strong troubleshooting and problem-solving skills — able to diagnose the root cause and choose the right fix
Broad general repair ability across plumbing, basic electrical, appliances, drywall, and carpentry
Reliable and self-directed — shows up, communicates clearly, and follows through
Your own basic tools and dependable transportation
Willing to be available for occasional urgent/after-hours repair calls (paid)
Able to pass a background check
A plus: EPA/HVAC certification, specialized trade licenses, or make-ready/turn experience at scale
