POSITION SUMMARY The Head of Operations will be a key member of the Senior Leadership Team, responsible for end-to-end operational oversight of the organization — spanning land acquisition, business development, project approvals, legal compliance, residential sales management, government liaison, team leadership, and office administration. This is a high-impact, cross-functional leadership role requiring a seasoned professional with deep expertise in the real estate sector.
KEY ROLES & RESPONSIBILITIES
1. Land Acquisition & Deal Sourcing
Proactively identify, evaluate, and source land parcels suitable for residential and commercial development across target geographies.
Prepare detailed Feasibility Reports and Information Memorandums (IMs) for identified land parcels, encompassing financial viability, regulatory landscape, and development potential.
Network extensively with land brokers, channel partners, and real estate intermediaries to pipeline new deals for Joint Development Agreements (JDA) and outright land purchases.
Conduct due diligence on prospective land deals in coordination with legal, finance, and technical teams.
Negotiate land deal structures including JDA terms, revenue sharing, and outright acquisition pricing with landowners and brokers.
2. Landowner & Stakeholder Relationship Management
Build, maintain, and nurture long-term relationships with landowners, ensuring trust and transparency throughout the transaction lifecycle.
Act as the primary point of contact for landowners from initial discussions through deal closure and post-deal coordination.
Manage expectations and resolve disputes or concerns raised by landowners in a professional and diplomatic manner.
Maintain a structured CRM-based database of landowner contacts, deal pipelines, and transaction statuses.
3. Plan Sanctions, Statutory Approvals & Government Liaison
Lead and oversee the plan sanction process in coordination with the BD Manager and a panel of specialized consultants including:
Municipal Architect & Town Planner
Structural Engineer
Fire Safety Consultant
Environmental Consultant
Airport Authority Liaison (AAHL / AAI) Consultant
Legal & Revenue Consultants
Ensure timely submission and follow-up of all statutory approvals — RERA (Telangana), HMDA (Hyderabad Metropolitan Development Authority) / GHMC (Greater Hyderabad Municipal Corporation) plan sanctions, Layout Approvals, Commencement Certificate (CC), Occupancy Certificate (OC), DTCP (Directorate of Town & Country Planning) permissions, Fire NOC, Environment Clearance, and NOCs from relevant authorities including HRERA, HMWSSB (water & sewerage), TSSPDCL (electricity), and Airport Authority (RGIA / AAI).
Maintain a master approval tracker and proactively resolve bottlenecks in the approval pipeline.
Leverage expert knowledge of Government processes, bureaucratic channels, and regulatory frameworks to expedite approvals.
Build and sustain relationships with key Government officials, departments, and regulatory bodies to facilitate smooth approval processes.
