Role Description

This is a full-time on-site role for a Legal Executive/Advocate at Eternal Renewables Pvt Ltd in Coimbatore. The Legal Executive/Advocate will be responsible for providing legal advice, preparing legal documents, specializing in property law, and handling conveyancing tasks on a day-to-day basis.

Key Responsibilities:

• Contract Review: Draft, review, and negotiate construction contracts, subcontracts, and agreements with clients, contractors, suppliers, and other stakeholders.

• Legal Compliance: Ensure that all construction activities comply with local, state, and national laws, regulations, and standards, including RERA (Real Estate Regulatory Authority) guidelines.

• Risk Management: Identify potential legal risks related to construction projects and develop strategies to mitigate them.

• Dispute Resolution: Handle legal disputes and claims related to contracts, payments, construction defects, delays, and other project-related issues. Represent the company in negotiations, arbitrations, or legal proceedings.

• Permits Licensing: Assist in obtaining the necessary permits and licenses required for construction projects, ensuring timely approval and compliance with legal requirements.

• Contractual Obligations: Monitor the fulfillment of contractual obligations by all parties involved in the project and address any breaches or legal non-compliance.

• Legal Documentation: Prepare and manage all legal documentation, including deeds, contracts, agreements, and other construction-related legal paperwork.

• Advisory Role: Provide expert legal advice to senior management on project-related legal matters, including property acquisitions, joint ventures, and land use agreements.

• Liability Management: Advise on insurance, indemnity, and liability issues, ensuring proper coverage for the company and protection against claims.

• Training Updates: Stay updated on changes in construction laws, building regulations, and industry standards, and train relevant departments on legal compliance.

Requirements:

• Expertise in Law and Legal Advice

• Proficiency in Legal Document Preparation

• Specialization in Property Law and Conveyancing

• Prior experience in the renewable energy sector is a plus

• Strong analytical and problem-solving skills

• Excellent communication and interpersonal abilities

• Bachelor's degree in Law or related field

Experience:

• Minimum of 4+ years of legal experience in the real estate or other industry.

• Proven track record of handling construction-related contracts, disputes, and regulatory compliance.

Skills:

• Contract Law: In-depth understanding of construction contracts, including FIDIC, EPC, and Design-Build agreements.

• Legal Research: Strong ability to conduct thorough legal research and provide sound legal advice.

• Negotiation: Expertise in negotiating legal terms with contractors, clients, and regulatory bodies.

• Communication Skills: Excellent written and verbal communication skills for drafting legal documents and explaining legal concepts to non-legal teams.

• Dispute Resolution: Experience in dispute resolution methods such as mediation, arbitration, and litigation.

• Compliance: Strong knowledge of local and international construction laws, regulations, and compliance requirements.

Preferred Skills:

• Knowledge of RERA (Real Estate Regulatory Authority) and other real estate-specific laws.

• Experience dealing with government authorities for obtaining permits and licenses.

• Familiarity with environmental and safety laws related to construction projects.

• Strong understanding of land acquisition laws and property documentation.
