The Role

We are seeking an experienced Senior Property Manager to lead the management of our largest and most complex residential assets with a strong focus on large multifamily complexes while overseeing our property management and coordination team.

This is a senior leadership position that blends hands-on management of our highest-priority buildings and owners with responsibility for setting standards, mentoring junior Property Managers and Coordinators, and driving operational excellence across the portfolio. You will be the primary point of contact for our most demanding owners and key accounts, owning everything from operating budgets and monthly financial reviews to building maintenance, tenant relations, and retention.

The ideal candidate brings deep multifamily experience, strong financial and budgeting acumen, a working knowledge of building systems and mechanical maintenance, and the leadership presence to manage high-expectation stakeholders with confidence.

What You'll Do

Portfolio & Team Leadership

Oversee the day-to-day management of a portfolio of large multifamily complexes and high-value residential assets.
Lead, mentor, and set performance standards for Property Managers, Property Coordinators, and site staff.
Serve as the senior escalation point for complex tenant, owner, vendor, and operational issues.
Develop, implement, and continuously improve property management policies, procedures, and systems.
Collaborate cross-functionally with leasing, maintenance, accounting, and ownership to keep the portfolio running smoothly.
Owner Relations & Key Accounts

Act as the primary relationship manager for major clients and high-demand owners, delivering proactive, professional communication.
Build and manage annual operating budgets for each property, including forecasting income, expenses, and capital planning.
Present budgets to owners and lead recurring monthly financial meetings, walking owners through performance, variances, and recommendations.
Prepare detailed owner reporting packages covering rent roll, financials, occupancy, renewals, capital projects, and building status.
Track and communicate unit status, upcoming renewals, and secure owner approvals for renewals and project work.
Financial & Budget Management

Monitor financial performance across the portfolio, budgeting, forecasting, expense control, and variance analysis.
Oversee rent collection and collections, minimizing arrears and enforcing consistent, compliant processes.
Review and reconcile invoices, owner statements, and tenant ledgers for accuracy.
Identify opportunities to improve NOI, reduce operating costs, and increase asset value.
Building Maintenance & Mechanical Upkeep

Oversee the maintenance, upkeep, and long-term condition of buildings, grounds, and common areas.
Apply strong knowledge of building systems and mechanical components (HVAC, boilers, plumbing, electrical, life-safety) to diagnose issues, guide vendors, and plan preventative maintenance.
Manage the full work order lifecycle creation, prioritization, vendor dispatch, follow-up, and completion.
Coordinate vendor scheduling, access, and quality control; negotiate and manage contractor relationships.
Conduct regular property inspections to ensure buildings meet company and safety standards.
Lead capital projects, turnovers, and major repairs from planning through completion.
Be available for month-end (1st of the month) and site emergencies.
Tenant Relations, Renewals & Retention

Own tenant relations across the portfolio, ensuring responsive, professional service and high resident satisfaction.
Manage tenant work orders and service requests through to timely resolution.
Oversee lease renewals, rent increase notices, and a proactive retention program designed to maximize occupancy and reduce turnover.
Ensure leases, renewals, and notices comply with company policy and Alberta's Residential Tenancies Act.
Coordinate move-ins, move-outs, inspections, key handoffs, and accurate file management.
What You Bring

5+ years of progressive property management experience, with direct experience managing large multifamily complexes strongly preferred.
Proven experience building operating budgets and presenting financials directly to owners or clients.
Strong financial literacy budgeting, forecasting, rent rolls, ledgers, and owner statements.
Solid working knowledge of building systems and mechanical/maintenance operations.
Demonstrated leadership experience managing or mentoring a team.
Excellent communication and interpersonal skills, with the confidence to manage high-demand owners and stakeholders.
Tech-savvy and proficient with property management software (Buildium, Yardi, or similar), Microsoft Office, and online platforms.
Strong working knowledge of Alberta's Residential Tenancies Act and leasing best practices.
RECA License in Property Management is a strong asset.
Must have an operational, available vehicle and a valid Class 5 Alberta Driver's Licence.
Must be available for month-end and site emergencies.
