Designation: Project Liaison Architect - Manager (Real Estate)
Job Location: Vile Parle (HO)
Budget: Upto 30 LPA (Basis last drawn)
Shift Hours: Day Shift
+:00 a.m to 6:00 p.m. with All Sunday's 2nd and 4th Saturday fixed Weekoff
_*Qualification Requirements*_
1) An Architect or Civil Engineer with 15 years of experience in back-office (Liaison).
2) Updated knowledge of DCPR 2034, subsequent notifications and UDCPR.
3) Should have a capacity to handle Jr. Architect / Draftsman
_*Job Description – Liaison - Back Office*_
●Due-diligence inputs for feasibility studies for new projects before agreements.
●BUA Calculations required parameters / norms for consuming BUA with final plot boundary to be provided to design team.
●Yearly budgets and cash flow with maximum accuracy for approval costs its monitoring.
●Coordination required follow-ups with various inhouse teams for ensuring timely submissions with -
o Architectural, Structural, Services – for preparation of submission drawings.
o Execution – construction coordination as per approvals.
o Legal – for complaints, RERA, etc.
o Finance – quarterly yearly budgets monthly payouts.
●Coordination required follow-ups with various external consultants for ensuring timely approvals / compliances like -
o Municipal Architects – For submission drawings @ MCGM, MHADA SRA under regulation - 30(A) various sub regulations of 33 with its documentations their required compliances timely uploads post checking.
o Municipal Architects – For submission drawings @ TMC with its documentations their required compliances timely uploads post checking.
o MoEF – EC – Preparation submission for E.I.A., SEAC 2, SEAC 3 (if any) and SEIAA.
o MoEF – MPCB – Preparation submission for consent to establish consent to operate, six monthly compliances.
o For other major approvals like CFO, HRC, AAI, EETC, Amenity handover, Tree, etc. - Preparation / Checking submission.
o For ancillary approvals – Temporary sales office, RMC plant, SWD, PCO, LUC, STP, HE, any other approvals @ local ward offices / MMRDA, etc. - Preparation / Checking submission.
o Thoroughly checking the payment sheets before making the payments.
●Ensure to make the payments to the corporation or wards, as per the best options for the benefit of the project company.
