Please read the full advertisement carefully to ensure this role aligns with your experience, qualifications and lifestyle. We are seeking a dedicated Maintenance Manager to lead the daily operations at Baker Lake Housing Authority in Baker Lake, Nunavut.

Important Note on Residency: This is a full-time, permanent resident position, not a fly-in/fly-out (turn-around) role. The successful candidate must relocate to the community. Relocation costs paid for by employer.

Reporting to the Housing Manager, the Maintenance Manager is responsible for the effective planning, coordination, and management of all maintenance operations to ensure the efficient use of the Local Housing Organization's financial, human, and material resources in fulfilling its mandate.

The Housing Maintenance Manager provides leadership, direction, and supervision to all maintenance staff, ensuring work is completed safely, efficiently, and to established standards. The position is responsible for planning and prioritizing maintenance activities, overseeing preventative and corrective maintenance programs, managing maintenance budgets and inventories, and ensuring the timely procurement and effective use of labour, materials, equipment, and contracted services.

The Housing Maintenance Manager is also responsible for the administration of maintenance contracts, including the selection, supervision, and performance monitoring of contractors, ensuring compliance with contractual requirements, applicable policies, and quality standards. The incumbent promotes accountability, productivity, and continuous improvement within the maintenance department while ensuring that housing assets are maintained in a safe, functional, and cost effective manner.

Duties and Responsibilities

Lead, supervise, mentor, and evaluate a maintenance team of up to 20 tradespersons and labourers responsible for maintaining approximately 450 public housing dwellings.
Plan, prioritize, and coordinate preventive, routine, and emergency maintenance activities to maximize the life cycle of housing assets.
Administer the Asset Planner maintenance management system, including work order management, preventive maintenance scheduling, asset records, inventory control, and reporting.
Manage departmental budgets, inventories, equipment, and material procurement to ensure the efficient and cost effective use of resources.
Oversee maintenance projects, capital improvements, and contracted services, ensuring work is completed safely, on schedule, within budget, and in accordance with applicable standards and specifications.
Ensure compliance with occupational health and safety legislation, building codes, organizational policies, and safe work practices.
Collaborate with the Nunavut Housing Corporation, contractors, suppliers, and other stakeholders to coordinate maintenance programs and resolve operational issues.
Prepare reports, provide technical recommendations, and assist with maintenance planning, asset management, and capital replacement strategies.
Perform other related duties as assigned.
Qualifications

To be considered, you must possess the following credentials:

Education: Minimum completed Grade 12 education
Drivers License: a valid Canadian class 5 is required
Journeyman Certification: A valid residential red seal, inter provincial trade ticket (Electrician, Plumber, Oil Burner Mechanic, or Carpenter).
Trade Experience: At least 5 years of post-journeyman experience in residential maintenance.
Leadership: A minimum of 5 years in a supervisory or management role, leading crews of up to 20 workers.
Technical Skills: Hands-on expertise in diverse aspects of residential building maintenance.
Computer Skills: Very strong computer skills, being proficient in Microsoft Excel, Word and Outlook and can learn other new programs as necessary with ease.

Northern Allowance $24,767 annually
The successful candidate will be required to submit a satisfactory Criminal Records and Vulnerable Sector Check through the RCMP.

Pay: $125,000.00-$150,000.00 per year
