RENU is a vertically integrated property management platform specializing in Build-to-Rent (BTR), Single-Family Rental (SFR), and emerging Multifamily communities.
We exist to drive operational efficiency and NOI performance through centralized execution, technology integration, and disciplined process management.
Leasing performance is one of the largest drivers of asset performance. This role directly impacts occupancy velocity, revenue growth, and client outcomes.
Position Overview
The Leasing Specialist owns the front end of leasing execution for built-to-rent, multifamily, and scattered-site SFR portfolios across multiple markets.
This is not an onsite leasing role.
This is a centralized, phone-based sales position responsible for:
Lead response speed
Prospect engagement and conversion
Tour scheduling, issues, and follow-up
Driving qualified prospects to submit applications
You will operate from the corporate office and serve as the primary point of contact for prospects from initial inquiry through application submission.
This role ends when a prospect submits an application. You will not be responsible for application review, document collection, approval decisions, lease preparation, or move-in coordination — those steps are handled by other teams.
Success in this role requires urgency, follow-up discipline, strong objection handling, cross-selling ability, and comfort working in property management systems such as AppFolio and CRM platforms (i.e. Hubspot).
Key Responsibilities
Lead Management & Sales Execution
Respond to all inbound leads (phone, email, ILS, website) within required SLA
Pre-qualify prospects according to company screening standards
Schedule and coordinate self-guided tours
Conduct high-discipline follow-up via phone, text, and email
Maintain strong closing ratios
Track lead source performance and conversion metrics
Move prospects efficiently from inquiry to application
Ability to work hours that are optimal for making lead contact (i.e. 11am-8pm on certain days)
This is a performance-based sales role. Speed and follow-up matter.
Application Handoff
Drive qualified prospects to start and submit the online application
Set clear expectations with prospects on next steps after applying
Hand off submitted applications to the application processing team
Ensure strict adherence to screening standards and Fair Housing compliance
Once a prospect submits an application, responsibility transfers to the application and move-in teams.
Coordination & Documentation
Maintain detailed notes in PMS and CRM systems
Ensure accurate file naming and digital documentation
Participate in weekly leasing pipeline review meetings
Reporting & Performance Metrics
You will track and report daily and weekly on:
Inbound leads
Response times
Tours scheduled
Applications submitted
Inquiry-to-tour conversion rate
Tour-to-application conversion rate
Lead source performance
This role carries clear performance expectations and measurable outcomes.
Performance Expectations
Response time under 10 minutes during working hours
Inquiry-to-Showing conversion ≥ 20-30% (target to be finalized by portfolio type)
Tour-to-Application conversion ≥ 20-30% (target to be finalized by portfolio type)
100% compliance with screening standards and Fair Housing requirements
Qualifications
2+ years leasing, sales, or property management experience
SFR or multifamily experience preferred
Proven ability to close and overcome objections
Comfortable with high-volume inbound and outbound phone work
Experience with AppFolio or similar property management software preferred
Comfortable supporting 100+ homes across multiple markets
Strong written and verbal communication skills
High organizational discipline
Tech-savvy and comfortable in CRM systems

Compensation & Benefits
Total Compensation: $50,000 - $60,000 plus per lease bonus
