Our client is looking for a highly motivated and experienced Lead Property Manager to oversee their extensive portfolio of properties in **Mumbai, Maharashtra, IN**. This is a critical on-site role responsible for the day-to-day operations, tenant relations, and financial performance of multiple real estate assets.
As the Lead Property Manager, you will be the primary point of contact for tenants, owners, and vendors. You will manage a team of property management staff, ensuring efficient and effective service delivery. Your responsibilities will include marketing vacant units, screening prospective tenants, negotiating leases, coordinating maintenance and repairs, and ensuring compliance with all local and state regulations. You will also be responsible for preparing financial reports, managing budgets, and implementing strategies to maximize property value and profitability.
Key Responsibilities: Supervise and lead a team of property management professionals. Manage all aspects of property operations, including leasing, tenant relations, maintenance, and financial management. Develop and implement marketing strategies to attract and retain tenants. Conduct property showings and process tenant applications, including credit and background checks. Negotiate and enforce lease agreements, ensuring tenant compliance. Oversee all maintenance and repair activities, coordinating with vendors and ensuring timely completion. Respond promptly to tenant inquiries and resolve issues effectively and professionally. Prepare monthly financial reports, including income statements, balance sheets, and cash flow statements. Develop and manage property budgets, controlling expenses and identifying cost-saving opportunities. Ensure all properties comply with safety regulations, building codes, and landlord-tenant laws. Conduct regular property inspections to assess condition and identify potential issues. Develop and maintain strong relationships with tenants, owners, and vendors. Implement strategies to enhance property value and maximize rental income. Qualifications: Bachelor's degree in Real Estate, Business Administration, or a related field. Minimum of 7 years of experience in property management, with at least 3 years in a supervisory or leadership role. Proven track record of successfully managing commercial and/or residential properties. Strong understanding of real estate market trends, leasing, and tenant relations. Excellent financial acumen, including budgeting, financial analysis, and reporting. In-depth knowledge of relevant laws and regulations governing property management. Proficiency in property management software (e.g., Yardi, AppFolio). Exceptional leadership, communication, and interpersonal skills. Ability to effectively manage multiple priorities and work under pressure. Valid real estate license (or willingness to obtain).
