Job Title
Job Title- Fit Out Executive
Location- MUMBAI
Reporting to-Property Manager
Overall Role Objective:
Role shall monitor independently fit out of flats and work in common areas. Objective of the role is to implement fit out guidelines, material movement as per approved process and reduce permanent or temporary damage to any part of the property in common areas and flats.
Section III: Key Responsibilities and Accountabilities of the role
Role
Key Accountabilities
· Implement fit-out guidelines. Inform guidelines to all stakeholders including customers, contractors, architect and workers.
Operational Accountabilities
· Continuously take round of common area and fit-out flats to monitor work in progress is not violating any of the fit-out guidelines or damaging property
· Attend customer meeting with their architect or contractor
· Provide necessary forms and get the same signed off before commencing fit-out
· Verify work planned is not deviating standard layout or plan of the building
· All deviation in standard plan or layout need to be pre-approved by architect for the project
· Inform deviations from planned activities to the owner and their representative immediately along with property manager
· Have the deviations corrected or rectified or stopped as per consultation with Property Manager
· Review material movement and inform material movement rules and regulation in advance to customers and their contractors
· Review damaged done during material movement and send report to customer after taking approval from Property Manager
· Recover the amount for damage rectification or have damage rectified and approved by Property Manager
MIS and Reporting
· MIS generation and Reporting on daily, weekly and monthly basis
· Provide deviation reports
· Fit-out collection, deposit and refund report
Brand & Relationships
· Enhance customer and their is take holder understanding about fit-out guidelines and norms
· Have proactive communication in advance and in writing
· Have proactive meetings with stakeholder to minimize gap in understanding
Educational Qualifications
Bachelors or Diploma in Civil Engineering from relevant educational institute
Experience
Total Experience of 3+ Years from residential background
Key Competencies
Reporting of all relevant site activities and managing the quality of work performed
