Business Hotel Financial Modeler
Job Description
A business analyst role focused on hotel financial modeling and market research.
• Feasibility studies for hotel developments, acquisitions, conversions, and repositioning
• Financial modeling, cash flow analysis, IRR, sensitivity scenarios, and underwriting assumptions
• Hotel performance metrics: RevPAR, ADR, occupancy, GOP, NOI
• Market research: comp sets, supply pipeline, demand generators, competitive mapping
• Site selection research using demographic and location based data
• Investment memos, development decks, and presentations for leadership
• Due diligence including zoning, permits, regulatory requirements, and CapEx planning
• Portfolio performance tracking and variance analysis
Requirements
As a successful candidate you will need:
• Strong Excel skills with the ability to create complex financial models
• Experience in hotel analytics, real estate, consulting, finance or development
• Understanding of hospitality KPIs and underwriting fundamentals
• Ability to analyze data and turn it into actionable insights
• Clean communication and presentation skills
• Curiosity about hotel investments and operations
Preferred Experience
It would be beneficial if you have:
• Previous experience in hotel feasibility or underwriting
• Knowledge of STR, CoStar, HVS or other hospitality research tools
• Understanding of brand standards and PIP requirements
• Degree in real estate, finance, economics, hospitality or related fields
