TBT Property Management is seeking a highly experienced, proactive, and compliance-driven Senior Tenancy Compliance Manager to lead our Auckland operations. This senior leadership role is ideal for someone who thrives in a fast-paced environment, is well-versed in the Residential Tenancies Act, and is passionate about team development, compliance, risk mitigation, and growth.

Key Responsibilities
Property Team Management

Oversee and support the property management team and compliance department to ensure operational efficiency and high service standards.
Manage escalated matters from property managers and act as the key decision-maker for complex tenancy issues.
Ensure all managed properties comply with health, safety, and legal standards, including Healthy Homes regulations.
Monitor legislative changes and proactively implement policy updates to meet Residential Tenancies Act (RTA) obligations.
Conduct internal audits and training to maintain consistency and compliance across the portfolio.
Handle property inspections, risk assessments, and coordinate insurance claims.
Tenancy Tribunal Preparation Representation

Prepare and lodge Tenancy Tribunal applications on behalf of the business.
Represent TBT Property Management at Tenancy Tribunal hearings with professionalism and confidence.
Collect, document, and present all evidence related to disputes in accordance with legal standards.
Advise and support property managers on dispute resolution practices and RTA interpretation.
Maintain records of tribunal cases to inform internal policies and prevent future disputes.
Business Development Portfolio Growth

Identify and secure new property management opportunities to drive business growth.
Work closely with new and existing investors to expand the Auckland portfolio.
Collaborate with marketing on advertising strategies for vacant properties.
Conduct market analysis to identify emerging trends and investment opportunities.
Build and maintain a network of industry professionals to support long-term growth.
About You

Proven leadership experience in Property Management, Legal Compliance or Operation Management(minimum 3 years).
Confident in representing the company in Tenancy Tribunal proceedings.
Excellent communication, negotiation, and conflict-resolution skills.
Strong organisational abilities with an eye for compliance and risk management.
Minimum Level 7 qualification in property, business, or a related field.
