Job Title: Property Caretaker / Superintendent / Property Manager (Casual, Fee-for-Service)

Job Summary:
We are looking for a reliable and hands-on Property Caretaker or Superintendent or Property Management to assist with the upkeep and tenant coordination at a 6-unit apartment building in North Saint John. This is a casual, fee-for-service position, ideal for someone seeking flexible, task-based work rather than part-time or full-time hours.
Responsibilities include basic maintenance, helping with move-ins/move-outs inspection, and being a local point of contact for tenants and contractors. Work is assigned on an as-needed basis and paid per task or service completed.
Key Responsibilities:
Maintenance Property Oversight
Perform light maintenance and minor repairs (e.g. lightbulbs, leaks, garbage removal).
Monitor and report on building conditions, cleanliness, and safety.
Provide access to and coordinate with service providers or contractors when needed.
Tenant Support Coordination
Be available for occasional on-site support with property issues
Assist with move-in and move-out processes, including walkthroughs and key handovers.
Post or deliver notices to tenants on behalf of the owner.
Leasing Viewing Support
Open and show units to prospective tenants.
Provide general information about the property and gather interest.
Share feedback and updates with the property owner after viewings.
Administrative Communication Tasks
Keep brief records of completed work or tenant interactions.
Communicate regularly with the owner via phone, text, or email.
Use simple tools like Google Docs or messaging apps as needed.
Compensation:
Fee-for-service: Paid per task or site visit—no set weekly hours.
Compensation structure will be agreed upon for each type of task (e.g. showing a unit, small repair, move-in coordination, etc.).
Ideal Candidate:
Located in Saint John.
Responsible, communicative, and comfortable working independently.
Skilled in basic repairs and general property care.
Has a valid driver’s license and reliable transportation (an asset, not mandatory).
Experience in building caretaking, maintenance, or property management is a bonus, but not required.
