Property Manager – Marin & San Francisco Portfolio
Job Description
The Property Manager serves as a primary point of contact for owners and tenants, manages day-to-day property operations, coordinates maintenance and turnovers, supports leasing-adjacent tasks, issues tenant notices, maintains accurate property and tenant files, and prepares monthly reporting. The pace is fast, expectations are high, and attention to detail is essential.
Duties
Manage a defined regional portfolio of residential properties in Marin and San Francisco.
Serve as a primary point of contact for property owners and tenants.
Provide professional, timely written and verbal communication.
Coordinate move-ins, move-outs, condition documentation, access, and turnover timelines.
Track maintenance work orders with the Maintenance Team and follow up with vendors and tenants to ensure timely resolution.
Coordinate showings and leasing-related tasks with the Leasing Lead or Director of Leasing.
Prepare and send tenant communications, including welcome letters, notices, house rule reminders, move-out coordination, and other property-related updates.
Maintain clean, accurate, audit-ready property and tenant records in AppFolio and company file systems.
Prepare monthly property reporting, including vacancy updates, tenant issue tracking, owner communication logs, site visit notes, and condition updates.
Oversee on-site managers where applicable, including assigning duties within the scope of their agreements and monitoring property standards.
Conduct regular property visits and inspections within the assigned region.
Support compliance with Fair Housing, landlord-tenant requirements, and state/local regulations.
Use AppFolio, Google Workspace, Microsoft OneDrive, and other company systems to manage communication, documents, reporting, and daily workflow.
Skills & Qualifications
2–4+ years of property management, residential operations, or related real estate experience preferred.
Strong written and verbal communication skills.
Excellent administrative, organizational, and follow-through skills.
AppFolio experience strongly preferred.
Comfortable using Google Workspace, Microsoft OneDrive, and shared digital filing systems.
Ability to manage multiple properties, deadlines, communications, and operational priorities at once.
Experience with tenant notices, move-ins, move-outs, maintenance coordination, leasing support, and vendor follow-up preferred.
Strong attention to detail and ability to maintain accurate records.
Professional, customer-service-oriented approach with owners, tenants, vendors, and internal team members.
Reliable transportation and ability to travel within the Marin and San Francisco region.
This is a hands-on, fast-paced role with room to grow for the right person. We typically begin new team members at a starter compensation rate, with the opportunity for review and increase as performance, independence, reliability, and portfolio ownership are demonstrated.
Pay: $60,000.00 - $65,000.00 per year
