Job Summary

We are seeking an experienced and detail-oriented Manufactured Home Trim Carpenter to complete the finish work on manufactured homes after they have been delivered, set, leveled, blocked, anchored, and tied down.

The trim carpenter is responsible for making each home look, feel, and function as intended. This position completes marriage-line finish work, reinstalls items removed for transportation, repairs shipping-related damage, installs interior trim, adjusts doors and cabinets, and prepares the home for final inspection and customer walk-through.

This is an important quality-control position. The ideal candidate takes pride in producing clean, professional work and understands that the trim carpenter is the final person responsible for turning a transported structure into a finished home.

Primary Responsibilities

Marriage-Line Finish Work

Install marriage-line trim, molding, battens, and ceiling strips.
Cover and finish gaps where home sections join.
Repair or finish drywall around the marriage line.
Align and trim door openings between sections.
Install flooring transition strips.
Adjust cabinets, countertops, shelving, or other components that cross the marriage line.
Seal visible joints so the home has a clean, seamless appearance.
Reinstallation of Shipping-Removed Items

Reinstall interior and exterior doors.
Install or adjust door casings and jambs.
Reinstall closet rods, shelves, mirrors, and hardware.
Install decorative trim, beams, columns, and molding.
Reattach loose baseboards and crown molding.
Install appliances or appliance trim when included in the assigned scope of work.
Reinstall ceiling fans or fixtures when permitted and assigned.
Transportation-Damage Repairs

Repair cracked drywall and damaged wall panels.
Fill nail holes, screw holes, dents, seams, and small gaps.
Repair chipped molding and cabinet trim.
Replace damaged baseboards, casing, or other trim components.
Complete paint, stain, caulk, putty, and finish touch-ups.
Repair minor flooring tears, scratches, or loose edges.
Adjust cabinet doors and drawers.
Interior Trim and Finish Carpentry

Install baseboards.
Install door and window casing.
Install crown molding where required.
Install quarter-round or shoe molding.
Caulk trim joints and seams.
Fill fastener holes.
Match factory paint or stain as closely as possible.
Make clean, accurate cuts around cabinets, tubs, flooring, walls, and fixtures.
Doors, Windows, and Cabinet Adjustments

Square and adjust interior doors.
Correct doors that rub, swing open, or fail to latch.
Adjust exterior-door alignment and weatherstripping.
Adjust cabinet doors and drawers.
Install knobs, pulls, stops, and other hardware.
Check windows for smooth and proper operation.
Correct minor fit-and-finish issues caused by transportation or setup.
Final Quality-Control Responsibilities

Before leaving each job site, the trim carpenter must complete a full walk-through and verify that:

The marriage line is straight, covered, secure, and visually finished.
Baseboards, molding, casing, and trim are properly installed.
Interior and exterior doors open, close, and latch correctly.
Cabinet doors and drawers operate properly.
Flooring transitions are secure and professionally finished.
No exposed fasteners, open gaps, rough edges, or unfinished cuts remain.
Caulk, paint, stain, and touch-up work are clean, level, and properly matched.
All tools, materials, packaging, and construction debris have been removed.
The home is clean, dust-free, and ready for review by the project manager.
Any items outside the assigned scope of work are documented and reported.
Requirements

Business license
General Liability insurance
Worker’s Compensation insurance or Worker’s Compensation exempt
Ability to lift and carry construction materials, tools, doors, trim, and equipment.
Ability to bend, kneel, climb, reach, and work in confined areas.
Ability to stand and work for extended periods.
Ability to safely use ladders, saws, drills, nailers, hand tools, and finish-carpentry equipment.
Ability to work indoors and outdoors in varying weather conditions.
Qualifications

Previous finish-carpentry, trim-carpentry, manufactured-home, modular-home, residential-construction, or remodeling experience is preferred.
Ability to install molding, casing, baseboards, transition strips, and other finish materials.
Experience repairing drywall, wall panels, flooring, cabinets, and minor cosmetic damage.
Ability to accurately measure, cut, fit, and install finish materials.
Ability to match paint, stain, caulk, and factory finishes as closely as possible.
Strong attention to detail and commitment to quality workmanship.
Ability to work independently and complete assigned work within scheduled deadlines.
Ability to identify problems and communicate unfinished or out-of-scope items to the project manager.
Must maintain a clean, organized, and professional job site.
Valid driver’s license and reliable transportation required.
Must have or be able to obtain the tools needed to perform assigned trim and finish work.
Preferred Skills

Manufactured-home marriage-line experience.
Finish carpentry and cabinetry experience.
Drywall and wall-panel repair.
Flooring repair and transition installation.
Interior and exterior door adjustment.
Paint, stain, caulk, and cosmetic touch-up work.
Strong troubleshooting and quality-control skills.

A successful manufactured-home trim carpenter does more than install molding. This person serves as the final quality-control professional responsible for ensuring that every home is clean, functional, professionally finished, and ready for inspection and customer walk-through.
