JOB TITLE: MAINTENANCE PLUMBER (Company Van Provided)SALARY: £28,600HOURS: £37.5 PWLOCATION: KINGS NORTON (Travel between sites in company van)PURPOSETo deliver an excellent in-house maintenance responsive repair service to our clients tenants who live in our West Midlands - based housing schemes retirement homes. Aiming to meet their expectations with every interaction, communicate effectively with our tenants, team members and any contractors at all times.RESPONSIBILITIES * Carrying out plumbing, heating (non-gas safe works), mechanical tasks associated maintenance, * Attend to responsive repairs that are logged * Carry out plumbing/heating related void refurbs when required. * Use of an electronic system and completion of forms and processes electronically. * Listen and understand the needs of the tenant, effectively always communicating with them to ensure they receive excellent service. * Ensure the Health Safety related upkeep of all sites, * Ensuring a safe environment for residents, employees visitors, * Ensuring the security and safe condition of vehicles, plant/tools equipment * Attend responsive repairs in line with agreed response times SLAs * Oversee contractors that may be on site * Building a rapport with residents contractors, * Understand listen to tenants regards to maintenance issues and their concerns * Producing maintaining a consistently a high standard of workmanship * Brief overview of duties (indicative and not exhaustive) * Plumbing works such as changing taps, sinks, gate valves, cisterns, fitting servicing TMVs, changing radiators, changing and fitting showers, unblocking toilets basins, * Undertake emergency tasks alongside the team of trades - e.g shovelling snow, flood clearance, gritting. * Carrying out legionella remedial actions * Carrying out planned reactive maintenance in our properties ensuring fixtures and fittings are in good working order. * Ad-hoc tasks such as weekly fire alarm tests/utility meter readings in the event of absences. * Void refurbishment including fitting new bathrooms etc * Carry out regular Van, Tool ladder safety checks. * Liaising with contractors that are on site making sure they adhere to health and safety rules.Skills/ExperienceMinimum Level 2 formal qualificationin a plumbing or heating discipline üWater Regulations Certificate üG3 Unvented Hot Water Certificate üFormal legionella qualification üValid CSCS card üCOSHH awareness training üWorking at height trainingMinimum of 3 years’ experience ofdelivering a plumbing heating-based maintenance service in a FM,Working knowledge ofmechanical/electrical/ventilation/BMSsystems commercially üFlexible in approach to work andwilling to assist with other tasks üExperience of working to setesponse times for breakdowns üExperience in using mobile orcomputer-based maintenancesoftware üA working knowledge of HS, riskassessments/method statements,working at height manual handlingGENERALNo job description can cover every issue which may arise within the post at various times and the jobholder is expected to carry our duties commensurate with the role from time to timeThe role is ordinarily Monday – Friday 37.5 hours a week (7.5hrs a day + 30 mins unpaid lunch) but with flexibility required should the occasion ariseThe post-holder will hold a current full driving licence with no more than 3 penalty points as the role comes with a tracked company van (strictly not for private use)Be able to pass an enhanced DBS checkSalary £28’600 per annumCompany uniformCompany supplied tools.24 days annual leave - plus bank holidays on topYou will contribute to the out of hours emergency on call rota which is currently 1 week in every 6 (on call standby fee of £80 paid door to door rates when called out, (enhanced rates on Bank holidays/weekends)Additional annual leave after five years’ serviceEligible for Blue Light Card – allowing access to discounts and offers with a range of shops and leisure outlets.ROSPA CPD approved trainingPaid for DBSDefined Contributions pension scheme.BSHF Health insurance access to counselling service
