Job Description
Position: Legal Manager (Real Estate)
Purpose of the role
Support the expansion of the business in Mumbai and manage legal activities related to purchase and sale of properties
Duties & Responsibilities
Basic due diligence - Review title and land documents for acquisition of properties in Goa, Maharashtra, Himachal Pradesh etc.
Visit offices of counsel based in Goa, Maharashtra, Himachal Pradesh etc in connection with due diligence and assist in obtaining documents/requisitions
Coordinate activities on ground such as Registrations, Documentations, Movement of Documents
Communicate and coordinate with various internal departments in the construction and rental business to support the above activities
Should be able to verify Cadastral plans, government survey plans and RP plans
Understands regulations relating to TCP and Panchayat, forest department, development authorities
Negotiate, draft and review a wide variety of commercial agreements and property agreements
Provide general support to the Legal Team based in Mumbai/ goa Office.
Basic qualifications
LL.B. (undergraduate law degree) from a recognized university in India.
Minimum 3 years of post-qualification experience in practice area of property law/real estate
Experience with land laws
Should be familiar with local land laws in Maharashtra such as Maharashtra Tenancy and Agricultural Land Act, Maharashtra Land Revenue Code and other applicable regulations in Goa
Strong transactional background with excellent skills in drafting and negotiating contracts.
Excellent organizational skills, including the ability to manage multiple assignments and work with other team members in a fast-moving environment.
Ability to work independently or with minimal supervision while being able to contribute successfully to cross-functional teams
Preferences
Marathi speaking and able to read Marathi documents
Well versed with Maharashtra land laws
Core Competencies
Proactive, self-starter, diligent, able to work independently with little supervision
Analytical, organized, process-oriented, attention to detail while remaining able to see the big picture
Excellent written and verbal communication skills. Proficient in English language.
