Job Summary
The Hotel Development Feasibility Associate plays a critical role in evaluating potential hotel projects through detailed market research, site analysis, financial modelling, and brand recommendations. This role supports the development team by preparing feasibility studies that inform market specific recommendations and support for acquisitions, new builds, conversions, or repositioning of hotel assets. This role is for international hotel brands.
Key Responsibilities
1. Market Research Demand Assessment
• Conduct in-depth market studies, including supply-demand dynamics, STR reports, tourism trends, and competitive landscape assessments.
• Analyze local demand segments, competitor performance, economic indicators, and infrastructure developments performance to assess project viability or supporting factors.
• Coordinate with external consultants for market intelligence and primary surveys where required.
2. Site Evaluation Facilities Planning
• Conduct site visits to assess physical, legal, and locational feasibility.
• Coordinate with stakeholders on site alignment with proposed brand and envisioned facilities
• Benchmark site location against competitive hotels and target brand positioning.
• Use and amend brand standards for the site to recommend facilities for the proposed project.
• Facilities to be compared and aligned with market requirements and strategic positioning of facilities
2. Financial Modelling Feasibility Analysis
• Build and/or use dynamic financial models incorporating assumptions on ADR, occupancy, operating expenses, development costs, and contract terms.
• Prepare sensitivity analyses (e.g., IRR, NPV, ROI) under base, upside, and downside scenarios.
4. Reports Presentations
• Prepare feasibility reports for internal approvals and investor presentations.
• Summarize development economics and highlight risks and mitigation strategies.
• Collaborate with asset management and brand teams for alignment on brand fit and operating strategy.
5. Stakeholder Coordination
• Liaise with architects, brand representatives, hotel operators, and legal consultants for data collection and validation.
• Support senior leadership in meetings with landowners, partners, or funding agencies.
Qualifications Skills
Education

Experience

Technical Skills

• Working knowledge of real estate development metrics, hotel brand standards, and operating models (lease, franchise, management contracts).
• Knowledge of brands, sub-brands, hotel positioning and markets across India
