We are looking for an experienced Live-In Building Superintendent / Handyman for a 50-unit residential building in Montreal.
We're seeking someone who is reliable, self-motivated, and capable of independently maintaining the building, completing repairs, and responding to emergencies.

Overview
Join our dynamic property management team as an Experienced Live-In Building Superintendent / Handyman overseeing a vibrant community of 50 residential units. This energetic role combines hands-on maintenance expertise with leadership responsibilities, ensuring the building operates smoothly, safely, and efficiently. As the primary onsite manager, you will be the go-to person for residents’ needs, building maintenance, and operational oversight, fostering a welcoming environment that residents are proud to call home.
Duties
Manage daily building operations, including routine inspections and preventative maintenance to ensure optimal functionality of all systems.
Perform mechanical repairs and troubleshooting on HVAC systems, electrical wiring, low voltage systems, and plumbing to maintain resident comfort and safety.
Oversee and execute projects related to building upgrades or repairs, coordinating with vendors or contractors when necessary.
Maintain comprehensive records using CMMS (Computerized Maintenance Management System) for work orders, maintenance logs, and asset management.
Supervise and mentor maintenance staff or contractors, providing leadership to ensure tasks are completed efficiently and to high standards.
Conduct schematics review and interpret technical diagrams for complex repairs or installations involving electrical or mechanical systems.
Respond promptly to resident requests or emergencies, ensuring swift resolution while maintaining excellent communication and customer service.
Requirements
Proven experience in building maintenance, industrial manufacturing environments, or similar settings with hands-on mechanical and electrical skills.
Strong management and supervisory experience with the ability to lead teams effectively.
Knowledge of project management principles to plan, execute, and complete maintenance projects on time.
Familiarity with programmable logic controllers (PLCs), schematics, and industrial control systems is a plus.
Proficiency in using CMMS software for tracking work orders and maintenance history.
Excellent command of English for clear communication with residents, vendors, and team members.
Mechanical knowledge across HVAC systems, electrical wiring (including low voltage), plumbing, and general building systems.
Ability to interpret technical schematics and diagrams accurately for troubleshooting purposes.
Strong leadership qualities with a proactive approach to problem-solving in high-pressure situations.
