Magnolia Circle LLC is hiring Apartment Maintenance Technicians and a Lead Maintenance Technician to support the maintenance operations of our apartment communities. This role requires prior multifamily maintenance experience.
We are looking for a dependable, hands-on maintenance professional who understands that strong property maintenance goes beyond work orders. This role helps protect the property, extend the life of building systems, identify issues early, and keep apartment homes, common areas, equipment, and grounds in strong operating condition.
Candidates may be considered for either a Maintenance Technician or Lead Maintenance Technician position based on experience, certifications, technical ability, and overall skill level.
What You’ll Do
Complete repairs in apartment homes, common areas, building systems, equipment areas, and property grounds.
Troubleshoot and repair plumbing, electrical, HVAC, appliances, fixtures, doors, locks, drywall, painting, lighting, and general building issues.
Perform preventive maintenance to reduce emergency repairs and preserve property condition.
Inspect vacant units, common areas, exterior spaces, and equipment areas for leaks, damage, safety concerns, wear, and needed repairs.
Complete apartment turns and make-ready work, including repairs, painting, touch-ups, fixture replacement, appliance checks, and final readiness review.
Use the work order system to document repairs, update status, add notes, and close completed work.
Communicate repair recommendations, supply needs, safety concerns, vendor needs, and property updates to management.
Maintain clean, safe, and organized maintenance shops, tools, equipment, storage areas, and supplies.
Track supplies, report low stock, and help control unnecessary waste.
Report concerns related to emergency exits, lighting, access points, alarms, trip hazards, electrical issues, leaks, or other safety-related items.
Participate in the after-hours emergency maintenance on-call rotation.
Support nearby communities as needed for maintenance priorities, inspections, staffing needs, or emergency coverage.
Follow company policies, safety practices, and maintenance procedures.
Lead-Level Responsibilities May Include
Prioritizing daily maintenance tasks, apartment turns, inspections, and preventive maintenance needs.
Supporting the property manager with maintenance planning, supply needs, vendor coordination, and property condition updates.
Identifying recurring maintenance issues and recommending practical solutions.
Completing quality checks on work orders and apartment turns.
Coordinate with outside vendors for specialized repairs, inspections, or services.
Supporting maintenance team members with repair standards, safety practices, training, and follow-through.
Qualifications and Skills:
Technical Expertise: Strong knowledge of apartment maintenance, including electrical, plumbing, HVAC, and general maintenance. Ability to diagnose and solve maintenance issues independently.
Tools and Safety: Proficient with hand and power tools; knowledge of OSHA safety regulations and best practices.
Communication and Service: Effective communication skills with residents and team members; dedicated to high standards of customer service.
Tech Savvy: Familiar with Google-based communication tools and mobile property management applications (RealPage experience a plus).
Certifications:
EPA Certification (Type II or Universal) is required.
CPO (Certified Pool Operator) certification preferred.
Certifications in HVAC, plumbing, or electrical maintenance are a plus.
Physical Requirements:
Able to frequently stand, walk, climb stairs, and lift up to 70 pounds.
Comfortable working both indoors and outdoors, in various weather conditions, with occasional exposure to noise and potentially hazardous materials.
Must be able to climb ladders, bend, kneel, and crouch as needed.
Requirements:
Minimum of 4 years of general maintenance experience.
At least 3 years in apartment maintenance or a similar role.
Education: High school diploma or equivalent required; vocational training in maintenance preferred.
Driver’s License: Valid driver’s license, acceptable driving record, and auto insurance required. Must have reliable transportation for travel between properties if necessary.
Communication: Fluent in English, both verbal and written, to interact effectively with residents, vendors, and team members.
Screenings: Criminal background check and driving record review.
Travel: This role may require occasional local travel to support maintenance needs across nearby properties.
